What is the larger home extension scheme?
‘Build larger rear extensions without having to apply for planning permission you say..? Interesting I say!’
What?
In 2012, a government scheme was introduced to allow homeowners to build larger extensions to the rear of their property.
This scheme was set to expire in May 2019, however, due to its popularity, it’s back for good.
Under this scheme, you can effectively double the size of the extension previously awarded under permitted development rights.
Detached houses 4m limit is now increased to 8m
Attached Houses 3m limit is now increased to 6m
How?
You will need to go through an approval process known as the ’Neighbour Consultation Scheme’.
You’ll need plans and elevations of the house as it currently sits, and a second set of plans detailing the extension. (We can help you with this! Click here for an instant quote!)
You simply send these drawings to the council along with an application form. Your neighbours are given a 21 day period to respond, and Bob’s your uncle! You’ve just doubled the size of your extension without having to go through a formal planning application!

You will also need to comply with a few of the following additional conditions:
A single, rear extension only is permitted under this scheme.
The extension, including any previous work (as of 1 July 1948) must not cover more than half the land on which it stands.
Maximum height of the building is 4m (from the highest point of natural ground level)
Maximum height reduces to 3m if within 2m of a boundary
